Land Clearing Costs in Australia: What Drives the Price per Hectare

Land clearing has no single rate per hectare because it is not a single job. The price is driven by what has to happen to the vegetation, whether the root mass has to come out, what happens to the material, and what the site must look like afterwards.

The factors that move land clearing cost most

  • Vegetation density and stem size — the dominant variable in any scope that involves processing standing material
  • Stump treatment — grinding is cheaper than extraction; extraction creates voids that must be backfilled
  • Rock content — destroys tooth and wear budgets, and is the single most under-assessed factor at quoting
  • Material disposal — leaving mulch on site costs nothing to remove; carting material off site adds truck cycles and tipping
  • Access and site size — mobilisation is a fixed cost per move, so small scattered jobs carry a much higher cost per hectare
  • Slope and drainage — restricts carrier choice and may require erosion control

Getting comparable quotes

Contractors quote what they are asked to quote. Vague scopes produce wide quotes, and the cheapest one is usually the one that assumed the least work.

  • Write the required end state down: what the site must look like when the contractor leaves
  • State explicitly whether stumps are to be ground, extracted, or left
  • State what happens to the material — left on site, stockpiled, or removed
  • State the maximum acceptable residue size if finish matters
  • Ask each contractor to state the stem density and diameter range their rate assumes
  • Ask what happens if rock is encountered, and who pays
  • Ask whether mobilisation is included and how many mobilisations are assumed
  • Confirm public liability insurance and any competency requirements near assets
  • Confirm who holds the clearing approval and who is responsible for compliance

How equipment choice changes the economics

For a contractor, the flexible attachment-based fleet is usually the stronger commercial position. A 20-30 tonne excavator running a forestry grapple, tree shear, grapple saw, stump shear and mulcher can generate revenue from civil earthworks, demolition, vegetation clearing, log handling, tree removal, stump removal, road construction and drainage.

That spread of revenue is the point. It substantially reduces asset concentration risk compared with owning six specialised machines, and it means the carrier keeps earning when clearing work is quiet. The trade is that a converted general-purpose excavator cannot match a dedicated machine when production becomes the dominant requirement — a cost worth accepting knowingly rather than discovering on site.
